# How is AI changing self-storage operations?

**Short answer:** Mark expects operational strength, not size, to decide who wins a trade area. AI already helps owners review reports, suggest promotions and spot expenses to cut, and within about five years he expects owner-operators to use it to build their own websites and operating systems, narrowing the gap with large competitors.

## What owners can do today

- Run monthly operating reports, P&Ls and balance sheets through AI to see which levers to pull, including suggestions on vendors to replace, facility by facility.
- Get suggestions on which units to promote, what the offer should be and who to target.
- Get prompts on refinancing timing and who to approach (decisions still to be made with your lender and advisors).
- Use AI-driven revenue management and AI virtual agents, now offered in some operating systems, for pricing suggestions and routine inbound calls.

## Where Mark sees it going

Newer operating systems are quickly making legacy ones obsolete, and Mark expects that even today’s modern systems will be replaced as owners design their own tools with AI. Combined with good data on each trade area and marketing channel, he believes this lets a smaller, well-run operator compete with much larger players.

His caution: income growth can no longer be assumed every year, so decisions need to rest on accurate, current data for each trade area.
