Free Excel worksheet from Mark Helm
Cap Rate, ROI & IRR Calculator for Self-Storage Deals
A free Excel worksheet Mark created to calculate cap rate, cash-on-cash return (ROI) and IRR on a self-storage deal, side by side, from the numbers you enter.
- Cap rate, cash-on-cash return and IRR in one place
- Uses your own income, expense, price and financing assumptions
- Companion to Episode 472, “Cap Rates, ROI, IRR: Which Matters Most?”
- Excel file you can download right away
A calculation tool, not a verdict. The results are estimates based on the numbers you enter, not a valuation or advice on what to pay.

Three numbers, three different questions
Mark built this worksheet to go with his episode on cap rates, ROI and IRR. Each one measures something different, and mixing them up is one of the most common mistakes he sees.
Cap rate
How appraisers relate a property's real net operating income to its value. Mark's warning: the "cap rate" in a marketing package often isn't one.
Cash-on-cash (ROI)
What the cash you put in is projected to earn in a year after debt service, based on your financing assumptions.
IRR
A projected return over the whole time you hold the property, including the timing of cash flows and an estimated sale.
