What are the first steps to getting into self-storage?

Short answer: Mark’s startup checklist begins with you, not the deal: define your business strategy from your real goals, take an honest inventory of your strengths, identify where you need support, and build a team to fill those gaps. He believes success is about 20% knowing what to do and 80% mindset.[1]

1. Business strategy (before a business plan) #

“Making money” isn’t a goal. Why do you want it, and how much? Are you replacing a job or building long-term wealth? Mark has worked with someone whose goal was to replace a sales income, and with someone who wanted to grow net worth fast through development. They could have looked at the same deals, but their strategies were completely different. Your goal decides what kind of storage you pursue and how.[1]

2. Your strengths #

No one has everything needed. One Inner Circle member excels at finding unlisted land and buildings to convert; Mark started out able to find, analyze and present deals but without the money, so he partnered with people who had capital and management skills.[1]

3. Where you need support #

The work includes building deal flow, analyzing and controlling opportunities, legal work for acquisitions and contracts, due diligence and management. With construction (expansions, conversions, ground-up) add estimating, layouts, engineering, architecture and construction management.[1]

4. Your team #

Fill the gaps with partners, professionals, coaches or consultants. Becoming a storage owner means becoming an entrepreneur, which is a big step for anyone who has always had a job.[1]
