Mark Helm’s Mindset Roadmap: Lessons From a Decade of Building a Self-Storage Business
Across more than ten years of posts, Mark Helm keeps coming back to the entrepreneur mindset behind the business, the part that isn’t technical: the beliefs, habits and ways of handling fear and problems that, in his experience, shape who sticks with it. One 2020 post puts it this way: “Perhaps all the technical knowledge accounts for at the most 20% of what it takes to be successful” (What It Takes to Succeed in Self Storage Today, Jan 2020).
This guide lays those posts out as a roadmap in four stages: beliefs and responsibility, money and abundance, fear and taking action, and purpose and leadership. The stages are this guide’s way of grouping the material; every lesson links to the post it comes from, and the posts run from October 2015 to November 2026.

Featured episode: What Was Really Keeping Me From My 2026 Goals — And It Wasn’t the Market
Episode 514 · November 2026 · Stage 1: Beliefs & Responsibility
With 2026’s targets out of reach, the post sets aside the outside reasons and starts from being “100% responsible for whatever happens to me.” From there it names two limiting beliefs: “Self-Storage is a lot harder than it used to be” and “Maybe I’m too old to be playing the self-storage game anymore.”
“Victims have no power in life.”
The mindset roadmap
Four stages, each with its lessons, three episodes to watch and every post behind it. The ideas behind them are explored at book length in Mark’s The Creative Method of Wealth Generation.
1. Beliefs & Responsibility
Owning the result, and finding the beliefs running in the background.
3. Fear, Problems & Taking Action
Fear that stays, problems that repeat, and acting before everything is figured out.
4. Purpose, Goals & Leadership
A why bigger than money, goals as the scoreboard, and bringing people along.

Stage 1 of 4
Beliefs & Responsibility
This stage starts with the person, not the market. In 2026, with the year’s targets missed, the outside reasons were set aside because “there is no power there,” and the search turned to the limiting beliefs behind the result.
Responsibility comes before strategy
In 2026, with the year’s targets out of reach, the outside reasons were easy to list: tight credit, a hard seller group, mixed economic signals, high construction costs and rates. They were set aside, not because they were false, but because they left no power. The 2017 money series traces past financial struggles to thinking rather than to the economy.
“Victims have no power in life.”

Limiting beliefs: found, questioned, replaced
The 2026 post describes beliefs as “the lens we see and experience the world in,” always running in the background. The 2020 “Can Do It” post walks through the process: adopt a new belief, notice what shows up that contradicts it, expose the limiting belief underneath, ask “Now is it true?”, and replace it. The 2026 post names two such beliefs: “Self-storage is a lot harder than it used to be” and “Maybe I’m too old to be playing the self-storage game anymore.”
“Usually, we choose limiting beliefs to protect ourselves from unwanted emotions and pain.”

“What gives me power,” not “what is true”
From 2020 to 2026 the question asked of a belief is whether it gives power, not whether it is true. The 2026 post repeats it: “not like this is the ‘truth,’ but like a way to have power over our life and business.”
“I am not that interested in the truth. I am very interested in what gives me power.”
Source: “Can Do It” Mindset, Feb 2020; What Was Really Keeping Me From My 2026 Goals, Nov 2026
Vision, expectation and a compelling future
The 2025 post draws on Curt Richter’s experiment: rats with a reason to expect rescue swam far longer, though their bodies hadn’t changed. The takeaway in the post is that expectation changed what seemed possible, and that small wins and a clear finish line helped keep belief alive through slow stretches. A lost sense of passion was traced to the lack of a “Compelling Future.”
“Your mindset is the most important asset you have for success in any business, but especially self-storage today.”

Stage 2 of 4
Money & Abundance
The posts trace money beliefs back to parents, religion and community, and describe a shift away from the scarcity belief that “for me to win, someone has to lose.”
The story about money
The 2017 series traces money beliefs to “our parents’ beliefs about money” and to “your religion’s and your community’s conversations about money.” The 2017 series describes writing the old money story out raw and unfiltered before a new one can take hold. A 2026 post adds: “It’s always about what we think the money will provide us.”
“Our subconscious beliefs are running 100% of the time in the background like a computer operating system.”

Scarcity and abundance
The earliest post here applies the idea to buying: the negotiation starts with what the seller actually wants, and the aim is a price that meets the seller’s goals and still fits the business plan. The 2019 Prosperity Episode describes the belief behind scarcity, “for me to win, someone has to lose,” as part of the set of beliefs already there in “the… culture you are born into.”
“Scarcity only exists in the human mind. It does not exist anywhere else.”

What the mistakes taught
In 2021, the biggest fundraising mistake named was that “each deal the group would invest in was a value-add project.” Later groups mixed stabilized facilities with “a few value-add plays,” and investors were told “what to expect, when to expect it.” In 2026, the lesson wished for earlier was “Always have reserves to fall back on.” The post’s example is a client who, when a roof failed, “wrote a check and kept moving.”
“Happy investors are also patient investors.”

Stage 3 of 4
Fear, Problems & Taking Action
Fear is treated as permanent: “I don’t think we will ever ‘overcome’ fear.” The work described is keeping fear, and the same problems coming back, from stopping the next step.
Fear that doesn’t get the final say
Fear is never “overcome” in these posts. The post stresses knowing “when we are stopped by fear or something else,” because “mostly we tell ourselves it is something else.” The supports it describes: inspiring reading each day, podcasts over news, regular exercise, and mentors, coaches or Master Mind groups. Construction is the 2026 example: a big fear, taken on anyway, with partners who knew more and strong construction managers brought in.
“our goal is not to overcome fear, just how not to have it stop us”
Source: “Ability to Take Action When There Is Fear”, Feb 2020; Five Decisions, Jun 2026
A new relationship with problems
The 2020 post describes agreeing that problems are normal while acting as if they shouldn’t exist: “We intellectually, ‘agree.’ But we sure don’t act like it.” It links that habit to dealing with “the same problems over and over and over again.” The 2026 post asks a related question: “Who says it shouldn’t be harder than it used to be?”
“If you want a big life, create big problems.”
Source: A New Relationship With “Problems”, Feb 2020; Are You Clear on Your “Why”?, Apr 2018
Acting before everything is known
The 2020 post describes waiting until every piece is figured out as one reason people never get started. Action came with discipline: “Out of the last ten deals we put under contract, we didn’t close on two of them.” The 2018 series adds focus on “the next right thing,” one or two steps ahead.
“The number one fatal mistake is not taking action.”

Stage 4 of 4
Purpose, Goals & Leadership
Where the roadmap leads: a “compelling, emotionally charged, highly important WHY,” goals as the rules of the game, daily habits, and the people who come along.
A “why” bigger than money
The 2018 series describes passion alone as “not enough to carry someone over the finish line.” What it points to instead is a “compelling, emotionally charged, highly important WHY,” about something bigger than oneself, “such as family or future generations,” found by asking what the money would provide and then asking again.
“It is never about the money, even if you think it is.”
Source: Are You Clear on Your “Why”?, Apr 2018; The Final Ingredient for Self Storage Success, May 2018
Goals as the scoreboard, including the misses
The 2016 goals post frames the business as a game you design, with written, dated goals as the rules for winning and losing, and includes an honest review: only 33% of that year’s acquisition goal was hit. The 2026 post opens with a year of missed targets.
“The goals are what defines a win or loss in the game.”

Leading by inspiring people
In the 2020 post, telling investors about returns drew “OK, they like it, but nothing exciting happens,” while the story got them “really into” it. The same post applies stories to motivating vendors, partners and employees, and to marketing to customers. The 2026 business lessons add “Relationships are everything” and that teams “determine if you grow, how fast you grow.”
“I have learned people want to, need to, be inspired to take meaningful action.”
Source: “Leaders Inspire” Mindset, Feb 2020; Five Lessons About Business I’ve Learned After 40 Years, Jun 2026
Daily habits and focus
The 2021 behind-the-scenes post describes the routine: the first hour of the day on reading and meditation, time blocked out for set work (videos every other Thursday), email and texts checked only at scheduled times, and “progress, not perfection.” The 2018 series holds that success habits are not inborn.
“No one is born with these habits and anyone can develop them.”

Age, energy and a future to live into
One belief uncovered in 2026 was about age. The answer in the post is a future of creating, after a retirement that didn’t take. A 2020 post tells an earlier turning point, around 2006, when “the predictable future was not going to be what I thought it would be.”
“I tried retirement and failed at it.”

Go deeper: Mark’s book
The Creative Method of Wealth Generation
The Science and Method Behind Manifesting Abundance from Thought to Reality
For more than 40 years, one question has run under the mindset side of Mark Helm’s work: “How does a thought become reality?” His book takes that question further than the posts on this page, drawing on theoretical physics, consciousness studies and spiritual teachings alongside a career in real estate that began in 1983.
Topics in the book include:
- The shift from the competitive plane (scarcity thinking) to the creative plane (expansion thinking), the same shift Stage 2 of this roadmap follows in the posts
- Thoughts as creative forces with structure and energy
- Forming a precise desire
- Gratitude, willpower and focus as tools rather than moral virtues

Mindset roadmap: common questions
Why does mindset matter so much in self-storage?
One 2020 post estimates that technical knowledge (analysis, financing, operations) is “perhaps… at the most 20%” of what it takes. The rest, in the experience these posts describe, is how someone handles fear, problems, setbacks and other people. See What It Takes to Succeed in Self Storage Today.
What is a limiting belief in business?
In these posts, a limiting belief is one running in the background that sets the limit on what seems possible, often formed early and rarely noticed. The 2026 examples were “self-storage is a lot harder than it used to be” and “maybe I’m too old.” The posts describe finding one, asking whether it gives power, and replacing it. See “Can Do It” Mindset.
How is fear handled in these posts?
Not by overcoming it. Fear is treated as permanent; the work is noticing when it is the real obstacle and keeping it from stopping the next step, with help from daily reading, exercise and mentors. See “Ability to Take Action When There Is Fear”.
What is the difference between a scarcity and an abundance mindset?
Scarcity assumes one side’s gain is the other’s loss. In the buying example from 2015, abundance meant starting with what the seller actually needed and looking for a price that worked for both. See How to Go From Scarcity to Abundance.
Where do money beliefs come from?
In the 2017 series, from parents’ beliefs about money and from religious and community conversations about it. The 2017 series describes writing the old money story out in full before a new one can stick. See Is Your Story About Money Preventing True Wealth?.
What happens when a year’s goals are missed?
In 2016 the miss was reviewed openly (33% of the acquisition goal) and new goals were set. In 2026 the miss led to a search for the beliefs behind it, rather than a list of outside reasons. See What Was Really Keeping Me From My 2026 Goals.
