Here is a video I did on how to analyze expansions in Episode 210.
Expansions are still a major way I, and the people I work with, are using to get into the self-storage business.
But a lot has changed since I first recorded this episode.
And yet, a lot remains the same.
Let’s take a look together at my past self. My current self will share what is different today and what numbers I am currently using.
Now, as a cautionary disclosure, these are just numbers I am using, and one thing I know is your numbers will (or could) be different.
But remember, these are my preliminary proforma numbers to see if a deal will work.
During the due diligence, I validate the assumptions with real numbers from contractors and a feasibility report.
Let’s look at the changes that have occurred since Episode 210.
